The property market is not just about buying and selling houses – it is also about buying

and selling land and Jeremy Pym has made this his speciality.

The property market is not just about buying and selling houses it is also about buying and selling land and Jeremy Pym has made this his speciality.

He set up Saxons Land, Developments and New Homes in early 2010, having worked in estate agency for a total of 14 years and spent the previous six years dealing with land sales in the Bristol and North Somerset areas.

Jeremy is based at Saxons estate agents, in Cheddar, but his department is dedicated solely to land work and he is able to devote all his time to this, his particular area of expertise.

He said: The department specialises in providing advice to identify development potential, advising on the most appropriate method of disposal for a range of clients including landowners, developers and occupiers. Our dedicated department has built

the knowledge and gained the experience in this specific discipline. Our knowledge of the property market along with our carefully forged relationships and associations with other trusted professional enables us to provide an informed and professional approach to property development opportunities.

With the help of Saxons four Somerset-based offices the department covers a region which includes Bristol, Bath, Somerset, Devon, Wiltshire and Dorset. Jeremy has worked on behalf of individuals, local developers and national home builders in the private and public sectors and said the majority of his departments work is carried out in the housing sector. We have a track record of working with housing associations and care providers as well as the leisure and agricultural sectors,

he said. Maximising the value of land is particularly important in these financially testing times and Jeremy gives examples of how specialist knowledge can help.

In the case of a double building plot, in Wells, we advised the seller to split the plots and sell to two separate individuals, he said. We have also been working with land in Cheddar, with the purchaser submitting plans and us driving the application on behalf of the owner.

We have sold land outside of the current development boundary of several towns and villages to housing associations providing much-needed affordable housing for our rural communities and we also sold a site for five detached homes that had remained unsold for two-and-a-half years with a high street estate agency.

The department has also handled the marketing of houses on new home sites, allowing the developer to concentrate on building, while Jeremy has buyers exchanged and ready to complete as soon as the houses are finished.

He said his departments key areas of expertise are valuation and appraisal, acquisition, disposal, planning, new home and investment sales and it is the fact that he is able to devote all his time to this area that makes the difference.

This unique set up gives us the advantage, said Jeremy. Planning and the sale of development land takes time and I am able to spend all my time helping clients unlock the potential and value of their land.
